TechCrunch has reported on plans by the influential venture capitalist Marc Andreessen and his family to spearhead a significant residential project in Solano County, California. This initiative aims to complement the ambitious California Forever utopian city concept, also located in the region.
Andreessen’s spouse, Laura Arrillaga-Andreessen, is the daughter of a prominent Silicon Valley property magnate who accumulated extensive landholdings in Solano County before his passing in 2022, as per records TechCrunch accessed. A company managed by her sibling, known as A&P Children Investments, has initiated planning for a mixed-use zone that proposes over a thousand residential units.
Situated at the fringe of Vacaville city, roughly 10 miles from the proposed California Forever site, the development is based on information from property records, planning details, and corporate registry data reviewed by TechCrunch. In a community gathering held in March, an A&P spokesperson shared that the sale of this property would financially benefit both Arrillaga-Andreessen and her brother, John Arrillaga Jr.
Requests for comments from Andreessen, Arrillaga-Andreessen, and Arrillaga Jr. went unanswered.
Additional land parcels owned by the LLC, nearer to California Forever, cover around 600 acres across the highway, poised for the future solar farm of California Forever. The Arrillaga clan co-holds at least three properties in the vicinity, totaling about 730 acres. These were purchased by their father, John Arrillaga Sr., in collaboration with Richard Peery in 1985. Selling any of these lands would also advantage Peery’s descendants, with state documents listing him co-director at A&P, though Peery Arrillaga, the duo’s real estate firm, has not commented.
California Forever represents an envisioned master-plan community across 60,000 acres, quietly amassed by Silicon Valley magnates since 2017, including Andreessen, in efforts to erect a new, idyllic city devoid of modern urban blights. This massive purchasing move has directed nearly $1 billion to this vision, aiming to alleviate the housing and urban issues faced in areas such as San Francisco.
The coalition leading California Forever were initially unaware of the A&P Children Investments’ ties with Andreessen’s family when their land acquisition started in 2017. The spokesperson added there had been no land purchase offers to A&P.
“It was only about two years ago we realized the Arrillaga and Peery families owned lands in Solano County, five years into our initiative,” remarked the spokesperson. “When examining neighboring parcel ownership, A&P’s ties to the families came to light.”
Erin Morris, overseeing the development plans for this area in Vacaville, noted she had not communicated with A&P’s proprietors, with similar sentiments echoed by her team.
According to Morris, planning for this development had preceded the announcement of California Forever, tracing its origins back to 2015. Developing these lands promises more financial gains for Arrillaga-Andreessen and her brother, heightened by the buzz surrounding California Forever.
Marc Andreessen’s ethos “it’s time to build” has inspired a nationwide push for more residential spaces, despite controversies around his own locale. California Forever, situated nearly 60 miles from San Francisco, embodies this call, though recent setbacks have postponed pivotal votes for its advancement.
Despite possible zoning and approval snags, Solano County’s potential for profitable development remains high, with Vacaville seen as a promising market. A&P Children Investments has taken a notably different route in gaining approval for its Vacaville project compared to California Forever’s ambitious yet contentious strategies.
Greg Brun, representing A&P at a city council meeting, detailed “visionary” plans for a unique development within Solano County that sidesteps previous regional issues. This vision articulates a community integrated with affordability and walkability through an assortment of housing options, complemented by commercial, recreational, and open spaces, as per the preliminary proposal shared.
In contrast to California Forever’s resistant reception, A&P’s ties to Solano County, underscored by the long-standing Arrillaga land ownership and their thoughtful investment in the region’s future, tell a story of generational planning and community consideration. Yet, as the process unfolds, both projects navigate the complexities of modern urban development amidst expectations and skepticism from local communities.
