EliseAI Secures $75 Million to Enhance Chatbot Support for Property Managers in Tenant Communications

EliseAI, an innovator in developing AI-enhanced tools for property management aimed at landlords, recently secured $75 million during its Series D financing. This investment surge propels the company’s valuation to $1 billion.

EliseAI was founded by Minna Song and Tony Stoyanov, who were both attending Cambridge as undergraduates when their paths crossed. Post-graduation, Song relocated to New York City, securing a position as an administrative assistant within a residential real estate agency.

During her tenure there, Song observed that inefficiencies, especially in tenant communications, were a significant source of strain on management teams, often leading to burnout, as per her observations.

“To address these challenges, Stoyanov and I started to engineer AI-powered software that could streamline these communications,” Song shared with TechCrunch, leading to the inception of EliseAI in 2017.

Presently, EliseAI leverages a robust assortment of chatbots that facilitate interactions via text, email, or phone with individuals seeking rental information or current tenants with inquiries regarding various matters like maintenance or lease renewals. The AI meticulously trains on tenant communications to ensure smooth transitions of requests to human operators when necessary, as stated by Song.

“We strictly utilize data generated in-house,” Song clarified. “We refrain from purchasing or using data from external sources, allowing us full control over the data we deploy.”

Out of concern for privacy, I questioned Song regarding EliseAI’s data management practices. She ensured that users could request the deletion of their data, opt out from contributing their information for AI training, and, in alignment with regulations like the California Consumer Privacy Act, access any data EliseAI might hold on them.

“We firmly prohibit the sale, licensing, or distribution of consumer data for any purpose,” Song further asserted. “Such data remains solely within the purview of the relevant property manager or owner, used strictly within the boundaries set by our client agreements, our privacy policy, and the law.”

Although feedback on EliseAI’s chatbots has highlighted gaps, particularly in handling nuanced communications, Song remains confident in their continuous improvement and their impact on enhancing rental operations and reducing overdue payments.

“Our system is meticulously crafted for the rental market, encompassing both multifamily and single-family properties, aimed at streamlining operations and enhancing tenant interactions,” stated Song. EliseAI not only provides a comprehensive dashboard for managing tenant requests and operational reporting but also offers its AI solutions under a software-as-a-service model.

EliseAI must navigate competition from companies like Colleen AI, Funnel, Knock, and Leasehawk. Yet, Song mentions, EliseAI has successfully captured a substantial client base, with over 350 customers, including a majority of America’s top rental housing operators.

“We’ve chosen a path of measured growth, prioritizing sustainable scaling over rapid expansion, while still maintaining a sharp focus on revenue enhancement,” elaborated Song. With a robust team of about 150 employees stationed in NYC, EliseAI is now setting its sights on the healthcare sector, aiming to adapt its tech for clinics’ administrative necessities.

Indeed, 2023 saw the launch of HealthAI, EliseAI’s innovative solution tailored for the healthcare industry, with several providers already on board.

While venturing into the competitive healthcare domain presents its challenges, EliseAI’s recent capital infusion, spearheaded by Sapphire Ventures alongside other investors, totaling $140 million to date, will bolster its efforts in AI R&D, team expansion, product enhancement, and market penetration strategies, as shared by Song.

“Selecting the right partner was crucial, which is why we partnered with Sapphire,” Song added, highlighting Sapphire partner Cathy Gao’s new role on EliseAI’s board. Gao expressed optimism about EliseAI’s potential to spearhead AI integration in residential real estate and beyond into healthcare.
